A good standard of general education is essential.
AIRPM or higher.
Full, clean driving licence (company pool car available when visiting properties)
Experienced in long leasehold block management for over five years, with a solid grasp of current legislation impacting residential property management.
Proficient in understanding residential leases, statutory compliance, and CDM regulations.
Skilled in budget management, financial control, and achieving cost efficiencies.
Knowledgeable in building management, systems maintenance, and repair projects.

Your valuable work will be a driving factor in the smooth operation of this successful company, and the high-standard service they promise to deliver to their clients. No two days will be the same in this Residential Block Property Manager role, but here is an overview of what you can expect:

Financial Management:

Budgets: Prepare, review, and implement annual budgets for each block, ensuring timely approval and issuance of demands.
Expenditure Control: Generate purchase orders, authorize invoice payments for service charge works, and manage both recurring and one-off expenses. Coordinate with clients for expenditures above the agreed limit.
Monitoring: Regularly review income and expenditures against the budget to identify and address issues promptly.
Reporting: Prepare regular management and financial reports for Directors, Freeholders, and Board Members.
Annual Accounts: Review draft service charge accounts, coordinate with the accounts department for certification and distribution, and prepare necessary notes.
Utilities: Monitor billing and consumption and liaise with providers.
Debts: Handle outstanding debts after routine credit control procedures are completed.Block Management:

Client Satisfaction: Act as the first contact for general block management, including clients, leaseholders, resident associations, service providers, and other third parties.
Planned Maintenance: Ensure each block has an annual maintenance schedule. Complete planned works on time and tender contracts appropriately.
Site Inspections: Conduct regular site visits to uphold standards, file reports, and address any actions needed.
Lease: Be fully familiar with the head lease and manage accordingly.
Insurance: Ensure valid and appropriate insurance cover for each block and handle claims promptly.
Administration: Maintain statutory compliance records, update the Qube database, provide client reports, and keep an asset register for all blocks.
Meetings and Visits: Attend board meetings, AGMs, and other events as needed, including evenings.
Health & Safety: Adhere to H&S legislation and policies, maintain and act on Fire Risk Assessments and H&S reports.
Major Works: Oversee the S.20 consultation process and ensure an effective major works program and reserve fund for each block.
Contract Management: Review and assess service agreements as needed.
Parking Management: Arrange new permits and monitor company attendance.

Salary: £33,000 - £40,000 per annum (depending on experience, negotiable for right candidate)

Full Time: Monday - Friday, 9:00am - 5:30pm (out of hours work may be expected occasionally)
